Overview & Acceptance

These Terms of Service ("Terms") constitute a legal agreement between you and EveryDolla LLC ("Rentelio," "we," "us," or "our") governing your access to and use of the Rentelio property management platform and related services.

By creating an account, accessing our platform, or using any of our services, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy. If you do not agree with these Terms, you must not access or use our services.

Important: These Terms include binding arbitration provisions and class action waivers that affect your legal rights. Please review the Dispute Resolution section carefully.

Definitions

"Platform"

The Rentelio web application, mobile applications, APIs, and all related services and features

"User"

Any individual or entity that creates an account or uses our Platform in any capacity

"Landlord"

Property owners who use our Platform to manage rental properties and collect rent

"Tenant"

Individuals who rent properties and use our Platform to pay rent and communicate with landlords

"Property Manager"

Professional service providers authorized by landlords to manage properties on their behalf

"Vendor"

Maintenance service providers who use our Maintenance Hub to receive and complete work orders

"Content"

All text, images, documents, data, and other materials uploaded to or transmitted through our Platform

Description of Services

Rentelio provides a comprehensive property management platform designed specifically for the Caribbean and Latin American markets, featuring multi-currency support and localized compliance features.

Core Platform Services

  • Property Management: Tools for managing rental properties, units, and tenant relationships
  • Lease Management: Digital lease creation, signing, renewal, and termination workflows
  • Payment Processing: Online rent collection with multi-currency support (USD, JMD, and others)
  • Maintenance Hub: Vendor marketplace and maintenance request management system
  • Financial Reporting: Comprehensive reporting and analytics for landlords and property managers
  • Communication Tools: Secure messaging between all platform participants
  • Document Management: Secure storage and management of property and tenant documents

Role-Specific Features

  • Landlord Tools: Property portfolio management, tenant screening, financial analytics
  • Tenant Services: Online rent payment, maintenance requests, lease document access
  • Property Manager Features: Multi-landlord management with granular permissions
  • Realtor Integration: Referral system with commission tracking and payouts
  • Vendor Services: Work order management, scheduling, and payment processing

Third-Party Integrations

  • Stripe: Payment processing and financial services
  • SendGrid: Email communication and notifications
  • Cloud Storage: Secure document and file storage
  • Analytics: Platform usage and performance monitoring

User Accounts & Roles

Account Requirements

To access our services, you must:

  • Be at least 18 years of age or the legal age of majority in your jurisdiction
  • Provide accurate, current, and complete registration information
  • Verify your email address and complete any required identity verification
  • Maintain the security and confidentiality of your account credentials
  • Accept responsibility for all activities under your account

User Responsibilities

You are responsible for:

  • Keeping your account information current and accurate
  • Immediately notifying us of any unauthorized account access
  • Using strong passwords and enabling two-factor authentication when available
  • Complying with all applicable laws and regulations in your jurisdiction
  • Paying all fees and charges associated with your account
  • Maintaining appropriate insurance coverage for your properties and activities

Role-Specific Obligations

Landlords

  • • Comply with local housing laws and regulations
  • • Provide accurate property information and legal lease terms
  • • Respond promptly to maintenance requests and tenant communications
  • • Maintain appropriate insurance and financial reserves

Tenants

  • • Pay rent and fees according to lease agreements
  • • Report maintenance issues promptly and accurately
  • • Comply with lease terms and property rules
  • • Provide accurate information in rental applications

Property Managers

  • • Act within the scope of authorized permissions
  • • Maintain professional standards and licensing requirements
  • • Protect confidential landlord and tenant information
  • • Provide accurate reporting and financial management

Vendors

  • • Maintain appropriate licenses, insurance, and certifications
  • • Complete work orders according to specifications and timelines
  • • Provide accurate pricing and availability information
  • • Follow safety protocols and industry best practices

Acceptable Use Policy

Prohibited Activities

You may not use our Platform to:

  • Violate any applicable laws, regulations, or third-party rights
  • Engage in fraudulent, deceptive, or misleading activities
  • Upload or transmit harmful, offensive, or illegal content
  • Interfere with or disrupt the Platform's functionality or security
  • Attempt unauthorized access to accounts, systems, or data
  • Reverse engineer, decompile, or attempt to extract source code
  • Use automated scripts, bots, or crawlers without permission
  • Spam, harass, or send unsolicited communications to other users
  • Discriminate based on protected characteristics in housing matters
  • Circumvent payment obligations or platform fees

Content Standards

All content you submit must:

  • Be accurate, current, and not misleading
  • Comply with applicable laws and our community standards
  • Respect the intellectual property rights of others
  • Be appropriate for a professional property management environment
  • Not contain viruses, malware, or other harmful code

Enforcement

We reserve the right to investigate violations of these Terms and take appropriate action, including account suspension, content removal, legal action, and cooperation with law enforcement. We may also share information about violations with other users when necessary for safety or security.

Payment Terms & Billing

Subscription Plans

Starter Plan

Up to 5 units with basic features

Basic Plan

Up to 10 units with enhanced features

Professional Plan

Up to 25 units with advanced features

Enterprise Plan

Unlimited units with full feature access

Billing & Payments

  • Billing Cycles: Monthly or annual billing as selected during subscription
  • Payment Methods: Credit cards, debit cards, and ACH transfers via Stripe
  • Auto-Renewal: Subscriptions automatically renew unless cancelled
  • Currency: Multi-currency support including USD, JMD, and other regional currencies
  • Taxes: Applicable taxes will be added to your bill as required by law

Transaction Fees

  • Platform Fee: 5% fee on rent payments processed through the platform
  • Payment Processing: Standard Stripe processing fees apply
  • International Transfers: Additional fees may apply for cross-border transactions
  • Chargebacks: Standard chargeback fees will be passed through to relevant parties

Refunds & Cancellations

  • Subscription fees are generally non-refundable
  • Cancellations take effect at the end of the current billing period
  • Pro-rated refunds may be provided at our discretion for annual subscriptions
  • Transaction fees are non-refundable
  • We reserve the right to change pricing with 30 days advance notice

Property Management Services

Platform Role

Rentelio acts as a technology platform facilitating property management activities. We do not own, manage, or operate rental properties, nor do we act as a landlord, tenant, property manager, or real estate broker. All rental relationships and agreements are between users of the Platform.

Lease Management

  • Digital lease creation and template management
  • Electronic signature workflow and document storage
  • Lease renewal and termination processing
  • Automatic rent escalations and term modifications
  • Legal compliance checking for local regulations

Tenant Screening

  • Integration with third-party background check services
  • Credit report and income verification tools
  • Reference collection and verification workflows
  • Standardized application processing
  • Fair housing compliance monitoring

Financial Management

  • Automated rent collection and late fee processing
  • Multi-currency support for international properties
  • Financial reporting and analytics
  • Tax document generation and distribution
  • Security deposit management and tracking

Important: Users are responsible for ensuring their rental activities comply with all applicable local, regional, and national laws and regulations.

Maintenance Hub Services

Vendor Marketplace

Our Maintenance Hub connects property owners with qualified service providers. Rentelio acts solely as a marketplace platform and does not employ vendors or guarantee the quality of their work.

Limitations of Liability

Rentelio does not warrant the quality, safety, or legality of vendor services. Users engage vendors at their own risk and should verify credentials, insurance, and qualifications independently. We are not responsible for vendor performance, property damage, or personal injury resulting from vendor services.

Intellectual Property

Our Intellectual Property

The Rentelio Platform, including all software, text, images, logos, designs, and other content, is owned by EveryDolla LLC and protected by copyright, trademark, and other intellectual property laws. You may not copy, modify, distribute, or create derivative works without our express written permission.

Your Content

  • You retain ownership of content you upload to the Platform
  • You grant us a license to use your content to provide our services
  • You represent that you have the right to grant this license
  • You are responsible for ensuring your content doesn't infringe others' rights
  • We may remove content that violates these Terms or applicable laws

DMCA Policy

We respond to valid DMCA takedown notices. If you believe your copyrighted work has been infringed, please send a detailed notice to our designated copyright agent at legal@rentelio.io.

Trademark Policy

"Rentelio" and our logos are trademarks of EveryDolla LLC. You may not use our trademarks without our prior written consent, except as necessary to identify our services in a factual manner.

Liability & Disclaimers

Platform Disclaimers

THE PLATFORM IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. WE DISCLAIM ALL WARRANTIES, INCLUDING BUT NOT LIMITED TO MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

User Relationships

Rentelio is not a party to rental agreements, lease contracts, or service arrangements between users. We do not screen users, verify information provided by users, or guarantee the performance of any user obligations. All transactions and relationships are solely between users.

Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, RENTELIO SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, DATA, OR BUSINESS OPPORTUNITIES, ARISING FROM YOUR USE OF THE PLATFORM.

Indemnification

You agree to indemnify and hold harmless Rentelio, its officers, directors, employees, and agents from any claims, damages, or expenses arising from your use of the Platform, violation of these Terms, or infringement of any rights.

Important: Some jurisdictions do not allow the exclusion of certain warranties or limitation of liability. In such cases, our liability will be limited to the maximum extent permitted by applicable law.

Dispute Resolution

Informal Resolution

Before pursuing formal dispute resolution, you agree to first contact us at legal@rentelio.io to attempt to resolve any disputes informally. We will work in good faith to address your concerns within 30 days.

Binding Arbitration

Any disputes arising from these Terms or your use of the Platform will be resolved through binding arbitration administered by the American Arbitration Association (AAA) under its Commercial Arbitration Rules. The arbitration will be conducted in Dover, Delaware, or remotely by mutual agreement.

Class Action Waiver

YOU AGREE THAT DISPUTES WILL BE RESOLVED ON AN INDIVIDUAL BASIS AND YOU WAIVE ANY RIGHT TO PARTICIPATE IN CLASS ACTIONS, COLLECTIVE ACTIONS, OR REPRESENTATIVE PROCEEDINGS.

Governing Law

These Terms are governed by the laws of the State of Delaware, without regard to conflict of law principles. The federal and state courts of Delaware shall have exclusive jurisdiction over any matters not subject to arbitration.
